Every maintenance task keeps its own history: what was done, by whom, when and what it cost. Your home builds its own service record over time.
- A per-task log of work carried out — date, what was done, the tradesperson and what it cost — with a running total and an all-tasks service-history view.
- A 'My tradespeople' directory built from that log: everyone who's done work for you, with their number to tap and call, how many jobs they've done and what you've spent — so you never lose a good plumber's number again.
- For owners, a maintenance budget read on the Tasks tab: the standard UK rule of thumb (about 1% of your home's value a year, adjusted for age) turned into a monthly set-aside, compared against what you've actually logged in the last twelve months.

Property value tracker Live
Log estimated values over time and watch how your home's worth — and the slice of it you actually own — moves. Owner-occupiers finally get a money surface of their own.
- On Moving → Buying → "Already own?": record an estimate whenever you get one (a portal figure, an agent's appraisal, a mortgage valuation or your own), and see the latest value, the change over time and an annualised growth rate.
- Add what you still owe to see your equity and loan-to-value, with a negative-equity warning if you owe more than it's worth.
- The recorded value and balance prefill the "What you'll walk away with" sale-proceeds calculator.
- Alongside it, a home improvements log: record what you spend on the property, tagged capital improvement (adds to the base cost and cuts Capital Gains Tax at sale) or repair/upkeep, with the totals split out and a copy/share record for your accountant. Still to come: an automatic value estimate from public sold-price data.
Insurance claim helper Live
Turn an incident into a dated evidence pack for your insurer, with a checklist of the proof they'll ask for — pre-filled with your property details.
- Opened from the Emergency screen: pick the cover type and cause, record what happened, list the damaged or lost items with estimated values (with a running total), and note the action you've already taken.
- Generates a tidy dated record plus a cause-tailored evidence checklist (photos before repairs, proof of ownership, crime reference for theft, plumber's report for escape of water…), filed into Documents under Insurance.

Carbon footprint monitoring Live
Track home emissions from your actual energy data, with recommendations weighted by carbon as well as cost.
- Energy → Bills now shows a carbon footprint card: a rough annual CO₂e estimate from the electricity and gas bills you've already logged, split by fuel, compared to a typical UK home, with everyday equivalents (trees, car miles).
- Estimated from your £ bills (converted to kWh at typical price-cap rates, then to CO₂e using the UK government's conversion factors). Still to come: carbon-weighted improvement recommendations and live smart-meter usage.
Solicitor and tradesperson document sharing Live
Time-bound, read-only links during conveyancing or repairs, expiring automatically so access is never permanent.
- Live: create a time-bound share link for any stored document (24 hours, 7 days or 30 days), copy or share it — the recipient needs no Stead account.
- Live: share a pack — bundle several documents (e.g. all the certs for a solicitor or a new tenant) into one message, each with its own expiring link.

The install guarantees you lose track of — a new boiler, a re-roof, damp-proofing, FENSA windows, solar — kept in one dated list with an at-a-glance status.
- On Moving → Buying → "Already own?": log each guarantee with who gave it, when the work was done, when it ends and the reference number — the kind you need years later when something fails, and a selling point when you move on.
- An at-a-glance status (in date / expiring soon / expired / lifetime) and a copy/share register for a claim or a buyer. Distinct from appliance warranties, which live on the appliance in Rooms.
- A "What's still covered" view brings both together — every live appliance warranty (from Rooms) and workmanship guarantee in one status-graded list, with the claim contact to hand and a one-tap reminder before any cover lapses.
Property transfer for moving In progress
When you move, hand over everything you know about the home in one go — and your personal data leaves with you.
- Live: create a home handover pack from Moving Home — a single summary of the property's systems, suppliers, key shut-off locations, rooms and appliances, documents on file and service history, with an optional note, to copy, download or share with the buyer, the next tenant or a house-sitter.
