Property setup

Your house knows itself before you've finished onboarding.

Most home apps ask you to type in everything. Stead works it out for you. Type your postcode, pick your address, and the app pulls your full Energy Performance Certificate from the gov.uk register and uses it to fill in your property profile.

The gov.uk certificate is full of useful information buried in tables. Stead pulls it apart and shows you what's actually relevant. Annual costs current and potential, building fabric efficiency by component, recommended improvements with indicative costs, environmental impact, and a one tap link to the official certificate when you need it.

17 UK essential tasks preloaded out of the box. Add your own at any cycle from daily to yearly. Mark done and the next due date calculates from today, not from when you originally set the task.

Add the rooms in your home from ten preset types, or roll your own. Per room, log the appliances, white goods, and fittings that matter. Brand, model, age, warranty status. The kind of thing nobody writes down until something breaks.

Log your gas, electricity, water, and broadband bills as they come in. Stead shows month on month spend, six month bar chart, and the EPC band sitting right next to it so you can see the relationship between fabric and cost.

Every smart home brand, one place.

The main platforms as a tappable grid, plus twenty-eight more brands in the searchable picker. Home Assistant and Philips Hue are first in the build queue for real device control, with Alexa, Google Home, SmartThings, Tado and Nest planned to follow. Build automations in plain language once your connections are live, no syntax to look up in a forum at midnight.*

The right number, not the closest one.

Six emergency scenarios with the correct UK numbers preloaded. No "search the web" prompts when you need a number now. Plus a contacts section for your gas engineer, electrician, plumber, and the friend with the spare key, with auto fill suggestions from your utility providers.

Smart diagnostics

A second opinion that knows your house.

Describe a problem in plain language and get a step by step walk through. Stead passes your property profile in the background, so the answer accounts for your boiler type, your wall construction, your heating system, your mode (renter or owner), and what you've already logged. Multi turn chat, so follow ups continue the same conversation.

Legal & compliance

Different mode, different content.

Stead doesn't show landlords what renters need and vice versa. Each mode gets the right starting set of legal context for England and Wales.

Ten core UK tenant rights summarised plainly. The right to a written tenancy, deposit protection, repairs, quiet enjoyment, the right not to be evicted without notice. Each links out to Shelter and Citizens Advice for depth when you need it.

Landlord mode

Landlord Obligations

Ten legal duties with frequency badges. Gas safety annually, electrical safety check every five years, energy rating every ten, smoke alarms tested at start of tenancy, deposit protection within 30 days. Sorted by what you need to do and when.

Moving home

The whole move, including the bits people forget.

41 item checklist split into seven categories with a progress bar so you can see how far through you are. Postcode based area research that pulls real data on the neighbourhood you're considering. A library of 27 viewing questions you can take to the next property, plus optional area tailored questions that incorporate flood risk, conservation status, leasehold prevalence, and other things specific to that postcode.
