There is no separate landlord price. The landlord set is built, available now and included in Pro, so you are never asked to stack one subscription on another.

Portfolio and agency

The agency tools already exist. They are in Pro.

Multi property landlords and letting agents are often told to wait for a tier. There is nothing to wait for: the portfolio hub, the rent roll and the agency organisation are all built and in beta, and all of them sit inside the same Pro subscription with no seat charge and no separate plan to buy. If a dedicated seat-priced agency tier makes sense later, it will follow these features, not precede them.

Create an agency, invite up to 10 active staff on a join code you can rotate at any time, and grant a landlord's properties to the whole team at once with a standing agency link rather than one invite per person.

Rent ledger consent and a Monday digest

The landlord decides, per property, whether an agent can see the rent ledger, and the database enforces it. Agents get a weekly Monday compliance digest covering everything they manage.

The renter side never gets gated.

Renters have the least control over the home they live in and the least help when something goes wrong. So the tenant side of Stead is free, on principle, and it stays that way. These four are not a trial and not a teaser. The only limit that touches them is the shared free file storage allowance every Stead account gets, and that is the same for everyone. Your account is yours, not a guest login inside a landlord's: it works whether or not any landlord ever links to you, and you keep it, with the whole record, when the tenancy ends.

Common questions.

Is there a free trial of Pro?

Yes. When Pro opens to public beta, there'll be a 14 day free trial of the Pro tier with no card required up front. Cancel before the trial ends and nothing gets charged.

Will closed beta testers get a discount or early bird pricing?

Yes. Anyone in closed beta will get an early bird offer when Pro opens. Details to follow nearer the time, but expect a meaningful discount or extended free period as a thank you for testing.

Can I switch between modes after onboarding?

Yes. If you start as a renter and become a homeowner, or vice versa, your own data carries across and the app rearranges around the new mode. One thing to know before you do it: if you are linked to a landlord or a tenant, switching mode ends that link, and the shared tenancy record, the repairs loop, the rent ledger and any documents you shared through it go with it. Your own copy of what you logged stays in your account. Stead confirms and names what will be lost before anything changes.

What happens to my data if I cancel?

It stays. You drop back to the Free tier with the same data, just with paid features locked. If you want to clear things out, there are two different actions in Account under Danger zone. Reset all data wipes every property, room, task, document and contact but keeps your sign-in, so you can start again with the same account. Delete account removes the data, the files and the login itself, and asks you to type DELETE to confirm. Delete is the one to use if you want your account gone entirely. Both are irreversible.

Does my data come with me when I move house?

Your personal data and document vault stay with you. The property level data (appliance records, maintenance history, floor plan, decor, bin schedule, EPC data) is the property's, not yours, and property handover is built: it stays with the address for the next occupant if they use Stead. You can also hand it over deliberately with a single-use handover code, ticking the sections and documents you want to pass on. Spare key locations are always excluded. Handover is in beta while it goes through verification.

Do prices have VAT added on top?

No. Prices are final, no VAT is added. Stead is not VAT registered, so the price you see is the price you pay. A receipt for every payment is available in the billing section once subscriptions are live. If that changes we will say so here before it takes effect, and never mid-subscription without notice.

Can I get a refund?

Within 14 days of starting a subscription, yes. Beyond that we'll consider it case by case if something's gone wrong. The free tier is genuinely usable, so the trial period should give you enough time to know if Pro is worth it.

How is this monetisation evolving?

The launch shape is just Free and Pro. Specialist packs will only ship if there's clear demand from users for slices of functionality rather than the whole bundle. We'd rather have a few well shaped tiers than fifteen confusing ones.

Do you sell my data?

No. Stead's revenue model is subscriptions, not data brokerage. Your data is hosted in the EU, with row level access controls so only your account can read it, and documents are reachable only through short lived signed links. Only ever yours. The privacy policy page covers this in more detail.
