Stead is the UK's home operating system for owners, renters and landlords. Built solo in Bristol, in closed beta from May 2026, and designed around the way British property actually works: EPCs, the Renters' Rights Act 2025, gas safety, council tax, smart devices, and every certificate or reminder a British home needs to track.

Why now.
Stead arrives into the busiest year for UK home and rental legislation in a generation.
- 1 May 2026: Section 21 (no fault eviction) abolished under the Renters' Rights Act 2025
- Around 11 million renters affected across England
- Awaab's Law extending to private rentals, putting hazard response deadlines on private landlords for the first time
- Making Tax Digital for Income Tax: quarterly digital reporting begins for landlords above £50k qualifying income from April 2026, dropping to £30k in 2027 and £20k in 2028
- Proposed 2030 MEES upgrade to require all rented homes at EPC band C, with the consultation outcomes still landing
- No consumer facing UK tool currently exists that ties all of this together for the household actually living in the property
Founder quotes.
Both attributable to David Hutton, founder. Use either or both.
"UK households deserve a home operating system built around the way British property actually works. EPCs, the Renters' Rights Act, gas safety, council tax, smart devices, every certificate and reminder that keeps a home running. Stead pulls it all into one central place that knows about your specific property."
"The boring bits of running a UK home deserve a considered tool. Not another notification factory, not a generic app that doesn't know what an EPC is. Just something that quietly remembers what your house needs to know about itself."
