Stead

Your home, properly organised.

The home operating system for UK homeowners, renters and landlords. Maintenance, documents, energy, smart home, compliance, diagnostics, moving, everything your house needs to know about itself, in one calm, considered place.

Three modes, one app

Tailored to how you live in your home.

Stead adapts to whether you own, rent, or let a property. Pick a mode in onboarding and the whole app rearranges around what actually matters to you.

Homeowner

The full house manual.

Track everything about the property you own, from boiler service dates to your EPC rating to the planning permission you swore you'd file somewhere safe.

  • Maintenance reminders for 20 UK essentials
  • Document vault with expiry warnings
  • Energy bill tracking and tailored insights
  • Smart home control across providers
  • Property report from your EPC data
Renter

Your rights, your record.

Keep a clean record of your tenancy so when something goes wrong, you have the receipts. Know your rights without reading thirty pages of Shelter guidance.

  • Tenant rights for England, Wales, Scotland and Northern Ireland
  • Document storage for your tenancy paperwork
  • Repair issue logging and history
  • Moving home checklist and area research
  • Emergency guides with the right UK numbers

The renter side is free on principle. Your rights, the rights assistant, the evidence pack and repair logging never get gated.

Landlord

Compliance, sorted.

Gas certificates, electrical safety checks, EPCs, deposit deadlines, tenancy notices. Everything that keeps a small landlord up at night, in one place that nags you when it should.

  • Reminders for the safety checks and legal duties
  • Tenancy and deposit tracking
  • Tax-ready rental profit and loss
  • Eviction notice generator (drafts, pending solicitor review)
  • Energy efficiency forecasting
What's inside today

A home operating system, not another to-do app.

Every feature designed for how UK homes actually work. Real energy data, real emergency numbers, and four-nation legal context: England, Wales, Scotland and Northern Ireland.

The house remembers

Everything you learn about a home should outlive your tenancy.

Every home app treats a property as a list of jobs for whoever lives there now, so the day you move the knowledge goes in a skip. Stead attaches the durable facts to the address instead. Both mechanisms are built and in beta.

Landlord and tenant

The renter is not a guest in someone else's account.

Landlord software ships tenant portals, and in every one of them the tenant logs in to the landlord's system and loses it when they leave. Stead is the other way round: the renter has their own free account with the whole renter product in it, and the link between the two is optional on both sides. Built and in beta.

Where Stead is going

A platform, not just an app.

Stead launches publicly on the App Store and Google Play once the beta wraps up. Live smart-meter data, real device control and the landlord set are already here, the landlord set included in Pro rather than sold as a separate pack. The renter side is free on principle and stays that way. Standalone free tools funnel back into the main app.

Why Stead

Built around how UK homes actually work.

Most home admin apps don't go this deep. They don't know your EPC, why your boiler needs a gas safety certificate, or that 105 is the number for a power cut.

Stead does. Renters get rights. Landlords get compliance. Homeowners get the manual their house never came with.

  • UK first. EPC data from the gov.uk register, gas safety rules, and per-nation possession notices, deposit deadlines and transaction taxes for England, Wales, Scotland and Northern Ireland. Tenant rights and landlord duties are written for England and Wales, with a referral card for Scotland and Northern Ireland.
  • Three modes for three audiences. No assuming everyone owns.
  • The house remembers itself, not just its current occupant. Handover is built, so the property record survives the move.
  • Smart home and admin in one place. No flipping between five apps.

Smart home brands in the picker

The Amazon Alexa skill is live. The Octopus Energy smart-meter link and Home Assistant, LIFX, SwitchBot and Shelly device control are working in beta, which means built and running but not yet through a full end-to-end verification pass. Philips Hue, Google Home and SmartThings are in development.
