A tenancy record both sides own
Type, term, rent, deposit and scheme on one page, with rent and renewal reminders and a dated payment log. Renters get it free whether or not a landlord ever links to them; once linked, repairs logged and rent marked paid appear on the landlord's side too. Built and in beta.

Every home app treats a property as a list of jobs for whoever lives there now, so the day you move the knowledge goes in a skip. Stead attaches the durable facts to the address instead. Both mechanisms are built and in beta.
Move in and it is already there
Set up at an address another Stead household recorded and the floor plan, bin schedule, appliance inventory, paint and decor, manual links, service months and broadband facts are waiting. Personal data never travels, and spare key locations are always excluded.
Hand it over on purpose
Moving out? Tick the sections you want to pass on, attach the documents that belong to the house, and Stead mints a single-use code for the person taking over. It expires, it cannot be reused, and you choose exactly what goes.
The move itself is a flow
Add the new address, carry across what is yours, hand over what is the house's, and Stead archives the old home rather than deleting it. Plus a readable handover pack you can send to a buyer, a new tenant or a house sitter.
The renter is not a guest in someone else's account.
Landlord software ships tenant portals, and in every one of them the tenant logs in to the landlord's system and loses it when they leave. Stead is the other way round: the renter has their own free account with the whole renter product in it, and the link between the two is optional on both sides. Built and in beta.
Yours from day one
Your rights, the rights assistant, repair logging, the evidence pack and the deposit tools work whether or not a landlord ever links to you. Nobody can switch them off, and no landlord can see them.
Link only if you both want to
An invite from either side opens a shared tenancy record: the repairs loop, the rent ledger and the documents you both agree to share. Either side can end it, and it is useful from the very first pair, with no network to wait for.
You keep the record
When the tenancy ends the link ends and your account does not. What you reported, when you reported it, the photos and the documents you uploaded stay with you and carry into your next home.
A platform, not just an app.
Stead launches publicly on the App Store and Google Play once the beta wraps up. Live smart-meter data, real device control and the landlord set are already here, the landlord set included in Pro rather than sold as a separate pack. The renter side is free on principle and stays that way. Standalone free tools funnel back into the main app.
Smart meter data Beta
The Octopus Energy link is built and in beta, pulling consumption straight from your smart meter. No more manual bill entry, no more guessing why the heating bill jumped. It has not been through an end-to-end pass on a real Octopus account yet, so treat the readings as a preview. n3rgy support follows.
Real device control Beta
Home Assistant and LIFX control is working in beta: toggle devices, run scenes, read sensors, and control locks, media and Wi-Fi bulbs from Stead. Amazon Alexa works with Stead now; deeper Hue control, Google Home, SmartThings and cross-provider routines follow.
Landlord Compliance Pack Live
The notice generator and the tax-ready profit and loss are live, built for the new renting laws in force since May 2026; the confirmation-of-service record builder and the safety compliance reminders are built and in beta alongside them. Our notice wording has not yet been reviewed by a housing solicitor, so every draft says so and tells you to have it checked and transcribed onto the current prescribed form before you serve it. Included in Pro at no extra cost.
